These calculators produce estimates
Every tool on AmortGrid is an educational calculator. It applies a standard financial formula to the figures you enter and shows the arithmetic that follows. A result estimates what a loan could cost under the assumptions you selected; it is not an offer, quote, approval or guarantee, and it is not the terms any lender will actually give you.
Only your lender's documents are binding
The terms that apply to your loan are those in your lender's or broker's offer, illustration, key facts document, loan estimate, closing disclosure or credit agreement. They reflect underwriting decisions, pricing for your credit profile, case-specific fees and legal requirements that no general calculator can reproduce. Where a figure here differs from your lender's, your lender's governs.
Results depend on what you enter
Output is driven entirely by your inputs. A small change in rate, term, payment frequency, deposit, property tax or mortgage insurance can change the monthly payment and the total interest substantially. If an input is wrong, the result is wrong, and no calculator can detect that for you.
Rates and fees change constantly
Interest rates, arrangement and origination fees, valuation fees, insurance premiums, property tax assessments and government scheme rules all move. A result that is accurate today may be wrong next month. Confirm current pricing with the lender or broker before relying on it.
This is not advice
We are not your financial adviser, mortgage broker, solicitor, accountant or tax adviser, and nothing here is a personal recommendation. We do not know your income stability, credit history, existing obligations, tax position or plans, and the calculators cannot weigh them. For advice on your own situation, speak to a licensed professional: in the United States, a licensed mortgage loan originator, a HUD-approved housing counsellor, an attorney or a tax professional; in the United Kingdom, a mortgage adviser authorised and regulated by the Financial Conduct Authority, plus a solicitor or tax adviser for legal and tax questions.
What the calculators do not account for
The models deliberately leave out anything that depends on a particular lender, jurisdiction or borrower:
- the effect of your credit score on the rate you are offered, and risk-based pricing adjustments;
- lender-specific fees such as origination charges, discount points, valuation, completion, broker and legal fees;
- prepayment penalties and early repayment charges, and a lender's own rules on overpayments;
- escrow or impound changes, such as a property tax reassessment or an insurance premium rise that increases your payment;
- the tax deductibility of mortgage interest and any other tax treatment of your borrowing;
- regional taxes and charges, including state and local taxes, stamp duty land tax, land and buildings transaction tax, land transaction tax, and recording or registration fees;
- programme rules such as mortgage insurance removal thresholds, rate caps on variable products and grace periods.
Use these calculators to understand how borrowing works and to ask better questions; use a licensed professional and your lender's paperwork to make the decision.
Limits on our liability
We built these calculators carefully and verify every formula with an automated test suite. Even so, the site is provided "as is" and we do not warrant that it will be uninterrupted, error-free, or fit for any particular purpose.
To the fullest extent permitted by law, we are not liable for indirect or consequential losses, loss of profit, or a saving you expected to make but did not, arising from your use of the site, your inability to use it, decisions you take in reliance on a result, or inaccuracies in the figures you entered.
This limitation does not apply to intent or gross negligence, and it does not exclude any right you have under mandatory consumer protection law that cannot be waived by agreement. Where liability cannot lawfully be limited, it is not limited by this section.
Availability of the site
We may change the site, add or remove calculators, or suspend access without notice. Maintenance, technical faults and hosting problems can all interrupt availability. We do not promise that the site will always be reachable, and we have no obligation to keep any particular calculator online.

We link to third-party sites, and some of those links are affiliate links. We are not responsible for their content, accuracy or privacy practices, and a link is not a recommendation. Once you follow a link, that site's own terms and privacy policy apply.

If you find an error
If a result here differs meaningfully from your lender's repayment schedule, please tell us. We treat calculation discrepancies ahead of every other kind of request. It helps to include the values you entered, the result you saw, and the result you expected.
